Homes and roofs
Homes here are mostly colonials, split-levels, ranchers and townhouses, and most have asphalt shingle roofs. Older homes sit alongside newer townhouse communities, where one roof line often runs across several homes.
What we watch for
Tree-lined streets mean leaves and branches in gutters and roof valleys, and extra wear on shaded roof slopes. Freeze-thaw cycles and summer heat work on the flashing around chimneys, vents and skylights, so we check those closely.

Towson
Towson, the Baltimore County seat just north of the city line, mixes established neighborhoods with a busy town center.
Homes and roofs
Many Towson neighborhoods have older colonials, Cape Cods and brick homes, along with townhouses and newer houses. Around the town center, apartment buildings, offices and churches often have flat or low-slope roofs.
What we watch for
Older homes can hide several layers of old shingles, worn flashing or tired decking, and some still have slate. On flat and low-slope roofs, the seams, drains and edges take the most wear.

Catonsville
Catonsville sits just west of Baltimore City, with older neighborhoods and newer subdivisions side by side.
Homes and roofs
Older single-family homes with steeper roofs, porches and dormers share the area with colonials, split-levels, ranchers and townhouses. Most have asphalt shingles, and some older houses still have slate.
What we watch for
Dormers, porch roofs and chimneys add flashing details where leaks often start. Big shade trees also mean gutters and roof valleys need regular attention.

From rowhome blocks to churches and apartment buildings, Baltimore City roofs come in every shape, and many of them are flat.
Homes and roofs
Much of the city is rowhomes, many with flat or low-slope roofs and parapet walls shared with the neighbors. Older detached homes, churches and larger buildings add shingle, slate and bigger flat roofs to the mix.
What we watch for
Rowhome leaks often start at seams, shared parapet walls and roof hatches, or around skylights. Summer heat and freeze-thaw cycles wear on flat-roof membranes, so we check the whole roof, not just the spot that drips.

Homes in the same neighborhood were often built around the same time, so their shingles, flashing and gutters tend to wear out together. If you have an HOA or architectural committee, check its rules on roofing colors and materials before you choose.

Do you work on Baltimore City rowhomes?
Yes. Many Baltimore City rowhomes have flat or low-slope roofs with parapet walls shared with neighbors, and we repair and replace EPDM, TPO and modified bitumen roofs on them. We take extra care at those shared walls and seams, where many rowhome leaks start.
Do I need a permit for roof work?
It depends on where you live and the scope of the job. Baltimore County, Baltimore City and Howard County each set their own rules, and larger jobs, such as replacing a large share of the roof deck, may need a building permit. We check requirements before work starts.
How does Maryland weather affect roofs around Baltimore?
