Materials
Commercial roof systems

TPO
A single-ply membrane, usually white, with seams welded together using hot air. The light surface reflects summer heat.

EPDM rubber
A synthetic rubber membrane, usually black, with taped or glued seams. Common on older low-slope roofs and repairable with compatible patches.

Modified bitumen
Asphalt-based roofing reinforced with polyester or fiberglass, installed in layers and topped with a granulated cap sheet that stands up to foot traffic.

Roof coatings
Silicone or acrylic coatings applied over a sound existing roof to renew its waterproof surface. Not a fix for wet insulation or a failing deck.

Metal roofing
Standing seam and exposed-fastener panels. We repair seams, fasteners, flashing and rust spots, and install new metal where it suits the building.

We check the roof surface, seams, edges, drains and every rooftop penetration, and look inside for stains or wet ceiling tiles where you give us access.

Photos and recommendation
You get photos and a plain explanation of whether the roof needs a repair, a coating or replacement, and why. Property managers can pass the photos along to owners or boards.

Scheduling around operations
We agree on work hours, access points, staging areas and deliveries so the roof work does not get in the way of customers, services or residents.

Repair or installation
The crew keeps the building watertight at the end of each work day and takes extra care at curbs, drains and edges, where many commercial leaks start.

Why does water pond on our flat roof?
Ponding usually comes from clogged drains or scuppers, a sagging deck, or a roof without enough slope. We find the cause and correct it with drain repairs, tapered insulation or crickets, which are small sloped ridges that steer water toward drains.
